Common questions.
Will my insurance cover any rewire cost?
Almost never directly — rewiring is treated as maintenance/improvement, not damage repair. Insurance covers electrical work that's damage repair (e.g., rewiring after fire damage, covered by the fire claim) but not preventive remediation. The financial benefit is indirect: rewiring enables insurance coverage to continue or improve, vs the alternative of refused coverage or higher premiums. The math usually works over time even without direct reimbursement.
Should I tell my carrier about old wiring before they discover it?
Usually yes for renewal — they're going to ask, and proactive disclosure with remediation plan is better than discovery during a claim. For new policy application: disclose what's accurate. Carriers can refuse coverage retroactively if material information was withheld. The disclosure conversation is also when you learn what the carrier specifically requires — useful for scoping the rewire correctly.
Can I get insurance discounts after rewiring?
Sometimes. Major California carriers don't typically offer explicit 'rewired home' discounts but do offer better terms after remediation: lower premiums on renewal, removal of surcharges, willingness to write coverage previously declined. Net financial improvement over 5-10 years often exceeds the rewire cost. Specific outcomes vary by carrier — some are more responsive than others. Worth asking your carrier before scoping.
What if I'm selling the home soon?
Pre-sale rewiring is increasingly important in Marin. Buyers' agents and inspectors look for documented electrical updates; homes with vintage wiring face buyer scrutiny and sometimes deal-breaking concerns. A documented pre-sale rewire removes one of the most common deal-killers in vintage Marin inventory. Cost is usually returned at sale through faster offer acceptance, fewer credits requested, and stronger negotiating position. For homes selling within 12-24 months, pre-sale rewiring math usually works out.
What if my carrier refuses to renew coverage?
California has a default-of-last-resort carrier (California FAIR Plan) that writes coverage when private carriers refuse. Coverage is more limited and more expensive than private carriers. Most homeowners want to avoid FAIR Plan if possible — and rewiring is usually the path back to private carrier coverage. We've helped homeowners structure rewire work specifically to satisfy carrier requirements for return-to-private-coverage. Document everything; carriers will want to see specifics before re-writing.
How do you handle pricing — flat fee or hourly?
Both, depending on scope. Routine service calls and predictable scope (panel replacement, EV charger install, transfer switch install, fixture replacement) are flat-fee quoted up front. Diagnostic visits and emergency scope are hourly because we don't know what we'll find. Either way, you get a written quote before work starts on anything significant, and we don't proceed beyond the quote without your sign-off.
How quickly can you schedule?
Depends on scope and season. Emergency dispatch: same-day across Marin County (1-3 hours business hours, 1-4 hours after-hours). Same-day standard service: 3-6 hours from call when capacity allows; otherwise next business day. Scheduled service work: 1-3 weeks typical. Larger projects requiring permits and PG&E coordination: 4-12 weeks depending on scope. We're upfront about timeline at the quote stage.
What warranty do you offer on work?
Our standard residential warranty: 2 years on labor, manufacturer warranty on parts (varies by product — typically 1-10 years). Major installs (panels, generators, EV chargers) often have longer manufacturer warranties (5-10 years). If there's an issue with our work in the warranty period, we come back and fix it at no cost. We also stand behind work past warranty — repeat customers and referrals matter more than a transactional fix.
Are you licensed and insured?
Yes. California State License Board C-10 Electrical Contractor #989290, in good standing. Carry general liability insurance and workers' compensation insurance as required by California law.
