Adding ceiling fans during framing costs a fraction of retrofitting them later. Here's how to plan fan rough-in for a Marin remodel or new construction.

01Why fans are rough-in scope.
A ceiling fan installed during framing involves: a fan-rated box mounted between joists with a fan brace (or to a doubled joist for direct support), a switch leg from the fan location to the wall switch box, optionally a separate switch leg for independent fan and light control, and circuit-level AFCI protection (required for bedroom fans per NEC). All of this is straightforward during framing when joists are exposed and walls are open. After drywall, every step becomes a retrofit project with associated cost.
The cost difference is large because of access. During rough-in, the electrician walks to the location, mounts the box, runs the wire, and moves on. The framers and drywallers do the rest of the work invisibly around the electrician's work. After drywall, the same scope requires opening walls and ceilings, snaking wire through closed cavities, repairing drywall, and repainting. The labor difference is 3-5x; the material difference is small.

Where to put fans
Standard locations: master bedroom, secondary bedrooms, living room, family room, dining room (optional), covered outdoor patios (with wet-rated fans). Skip locations with cathedral ceilings unless ceiling height allows ≥7' clearance from floor to fan blades. Plan one fan per typical living area or bedroom; oversized rooms may benefit from two.
Switch logic
Recommend separate switch control for fan and light (two switches at the wall, or a dual-control switch). Allows independent fan/light operation, supports smart switch upgrade later, doesn't preclude single-switch operation if homeowner prefers it. Wiring cost during rough-in is small; capability matters more than initial use.
Fan-rated infrastructure
Every planned fan location gets a fan-rated box with proper structural connection. Some locations get fan-rated boxes even without immediate fan plans (future flexibility) — the marginal cost during rough-in is $30-$50 per location.

Fan locations are typically finalized during rough-in framing meeting with general contractor, electrician, and homeowner. The homeowner identifies preferred locations and switch arrangements; the GC verifies framing compatibility; we plan the electrical scope.
